About / Why Commercial-Only Matters

Why “commercial-only” is the most important thing to look for in a commercial inspector.

The thing most people don't realize: Arizona has no state license requirement specifically for commercial building inspectors. That puts the onus on you to verify commercial-specific credentials — CCPIA certification, ASTM E2018-24 training, and a report built for investors and lenders.
The Problem

Commercial property is a different standard of expertise.

Commercial buildings have rooftop package units, three-phase electrical, fire suppression, elevator equipment, and ADA exposure — systems that demand specialized training and the ASTM E2018-24 standard a lender requires. A generalist checklist doesn't capture them the same way.

Who We Are

Built commercial-only from day one.

Commercial Inspections Group was built as a commercial-only inspection firm from day one. Every system we assess, every benchmark we apply, and every report we produce is built for income-producing property — across the full Phoenix Metro market.

Our inspectors are CCPIA-certified (Certified Commercial Property Inspectors Association) and trained specifically in the ASTM E2018 standard for Property Condition Assessments. Our reports are formatted for investors, lenders, attorneys, and property managers — built for the deal, not the checklist.

Our Commitment to Phoenix

Arizona's commercial stock is unique. National checklists weren't written for it.

The 1980–2005-era office parks, neighborhood retail centers, and industrial buildings that make up the backbone of the Phoenix market have specific aging patterns driven by extreme heat, intense UV exposure, monsoon drainage requirements, and desert soil conditions. National checklists were not written for these conditions. We were.
