The reports your transaction can't close without.
What's an SBA 504 / 7(a) loan?
Federal loan programs that help owner-occupants finance commercial real estate with lower down payments. If your lender uses one, they'll require an ASTM-compliant PCA on the property before they'll sign off — and our reports are built to clear that hurdle without a second round of questions.
What does "credit committee ready" mean?
It means your report lands on the underwriter's desk complete — Opinions of Probable Cost, reserve tables, ERUL, photo documentation, and a clean executive summary — so the credit committee can review it in one pass instead of sending it back for missing pieces.
Five phases. Full compliance.
Document Review
Review of all available property documents including permits, Certificates of Occupancy, utility bills, maintenance records, warranties, prior inspection reports, and regulatory correspondence.
On-Site Walk-Through Survey
Comprehensive visual assessment of all major building components — structure, roofing, building envelope, HVAC, electrical, plumbing, fire/life safety, ADA observations, and site/parking.
Stakeholder Interviews
Interviews with available property management, maintenance personnel, and occupants to document reported conditions and maintenance history.
Narrative Property Condition Report
Executive summary with overall condition assessment; detailed system-by-system narrative with photo documentation; Opinions of Probable Cost for Immediate Repairs (EPCs); Short-Term Capital Reserve Table (1–2 year); Long-Term Capital Reserve Table (10-year) with ERUL; recommendations for specialist evaluation where warranted.
Digital Delivery
Timestamped, photo-documented, digitally delivered within 48 hours of site visit. Available in formats compatible with lender, insurer, and investment committee requirements.
48-Hour Delivery
From site visit to lender-ready digital report. Written quotes provided within hours of inquiry — priced by building size, type, and scope.
Opinions of Probable Cost are standard here — not a paid add-on. Per ASTM E2018-24, a Property Condition Assessment includes Opinions of Probable Cost to remedy every identified deficiency, plus short- and long-term capital reserve tables with Estimated Remaining Useful Life for each major system. On our standard Commercial Building Inspection that deliverable is an optional add-on; here it's built in and lender-ready by default.
Our PCAs reflect the reality of the Phoenix market — not generic national standards applied to a desert climate.
HVAC
Remaining useful life benchmarked against Phoenix operating hours — not national averages.
Roofing
Membrane degradation assessed against Phoenix UV intensity standards.
Electrical
Capacity evaluated against your planned tenant buildout and equipment loads.
Site Grading & Drainage
Surface drainage and signs of foundation movement — visually assessed against the risks Phoenix's expansive, collapsible, and caliche soils create.
